Ecological Survey Cost
What each ecological survey typically costs in the UK, what makes the price go up, and a quick estimator for your site. Most small planning applications need one or two surveys, often for less than £1,500 in all.
- Bat roost assessment
- £300 to £600
- Preliminary ecological appraisal
- £500 to £1,200
- Bat emergence surveys
- £800 to £3,000
Estimate your surveys
Tick what your council or ecologist has asked for. The range updates as you go. If you are not sure, start with a preliminary ecological appraisal; it tells you what else is needed.

What pushes the price up
Number of visits
Set by guidelines, not by the ecologist. A building with high bat potential needs three dusk surveys at least three weeks apart, each with enough surveyors to watch every side of the roof.
Size and number of features
Every extra building, pond, hedge and field adds survey time and report writing. Large sites can need several ecologists over several days.
Season
Miss a window and the survey moves to next year, sometimes with an update visit on top. Booking early is the cheapest saving there is. See the survey calendar.
Access and travel
Remote sites, tall roofs that need a ladder or a cherry picker, and sites far from the ecologist’s base cost more.
Records and laboratory fees
The local records centre charges £100 to £300 for a search, and eDNA samples need a laboratory test.
Licences and mitigation
If protected species are found, designing mitigation and preparing a licence application are quoted separately. The licence itself is free.
The one official price: biodiversity credits
No official or professional body publishes survey fees, so the figures above are our reading of what consultancies charge. The government does publish one price: statutory biodiversity credits, the last resort when a development in England cannot meet its 10% net gain on site or by buying units from a habitat bank.
The lowest tier costs £42,000 a credit and the highest £650,000, with hedgerow credits at £44,000 and watercourse credits at £230,000. Two credits are needed for every unit short (<a href="https://www.gov.uk/guidance/statutory-biodiversity-credit-prices" target="_blank" rel="noopener">gov.uk, updated 3 November 2026</a>). A good survey and a layout that keeps existing habitat almost always cost far less.
Questions about cost
Why do ecological survey prices vary so much?
Because the work does. One roof inspected in daylight is a few hours. A building with high bat potential needs three dusk surveys with two or three surveyors each, plus the write-up. Site size, the number of buildings and ponds, access and travel all change the figure.
Is VAT added?
Most consultancies quote excluding VAT and add 20%. Natural England charges nothing for bat, newt or badger licences, and statutory biodiversity credits carry no VAT.
Can I save money by doing surveys together?
Often. One visit can cover the preliminary ecological appraisal, the bat roost assessment and the biodiversity net gain baseline if they are booked together and the season suits all three.
Does a cheaper survey risk my application?
It can if the survey is out of season or does not follow current guidance, because the council may ask for it again. Check the ecologist will follow the relevant guidelines and the CIEEM standards, and that the timing suits the species.
What does a licence cost?
Natural England charges nothing for a bat mitigation licence and aims to decide within 30 working days (gov.uk). Badger licences are also free. The ecologist charges for preparing the application, which can run to several hundred pounds or more.

Thank you. We have your enquiry.
- We will email or phone, normally within one working day, with the name of an ecologist who covers your area and the surveys you need.
- If you are happy for them to have your details, we pass them on. If not, nothing is shared.
- The ecologist confirms the scope, the season and the fee in writing. We send no marketing.
